Product Development and Project Implementation 2020–2023: SBU-framtid, Inframodulen, and Södra Skogsägare

In today’s interest rate environment, where every second costs money, Nordnest has focused on developing and building quickly and efficiently with lower risk and higher sustainability standards. This directly translates into greater business benefits and value creation for our collaborations, making us a natural long-term partner in construction and real estate.

In this extensive research and development project, Nordnest served as the driving project manager and provided specialist expertise in preventing defects, faults, and building damages, energy and environmental issues, process digitalisation, and industrial construction. During the implementation phase, Nordnest acted as responsible client representatives, project and design managers, as well as contributed their specialist competencies. Nordnest also managed after-sales support as part of closing the knowledge feedback loop into business, project, and product development.

The project implementation resulted in 32 homes, including a six-storey CLT timber building and 12 detached houses, which were designed, procured, and built in exactly one year—an unprecedented level of efficiency and a glimpse into the future of the construction industry. With innovative methods and technologies, we have not only met but exceeded the expectations of the client and the industry. This project serves as a model for how modern, sustainable, and cost-effective construction projects can and should be executed.

Innovative Highlights

The Atrium Houses

One of the most outstanding elements of this project is the 12 atrium houses. These houses are unique, with timber foundations constructed through our partner Klara Byggsystem. This solution is not only sustainable but also enables faster and more cost-effective construction.

The Point Block

The point block in the project is another innovation. It is built with a CLT timber frame, and uniquely, all components were manufactured in a temporary factory established just a stone’s throw from the construction site. This method reduced transportation costs and environmental impact while increasing efficiency.

Complete weather protection with integrated overhead crane

The point block was enclosed by a specially designed tent provided by our partner Site-Cover, equipped with an integrated overhead crane. This system enabled incredibly smooth lifting of elements and materials. Moreover, the tent made the building independent of weather conditions, minimising delays and costs.
