About the Project

This care home in Bredäng comprises two newly constructed buildings on the property Tempelriddarorden 05. One building will house the care home, while the other is intended for additional healthcare services, for which Hemsö is currently seeking tenants. The entire project has been characterised by a strong sustainability focus, aiming for dual certifications: Miljöbyggnad GOLD level and the supplementary certification system NollCO₂. Nordnest has played a central role in the project as energy and sustainability managers, ensuring that the high climate ambitions are supported by robust and efficient technical design.

Challenges and Solutions

Meeting the requirements of two environmental certifications while maintaining functionality and quality requires close collaboration between engineering, architecture, and sustainability teams. One challenge was to combine climate-smart materials, local energy production, and low energy demand without compromising the building’s long-term usability.

Through early involvement and close coordination, the project team, with Nordnest playing a key role, has been able to deliver effective solutions, including:

  • – Optimal technical system solutions for high energy performance

Results

According to the climate declaration’s material scope and LCA stages A1–A5, the climate impact was 162 kg CO₂e per m² gross floor area—an exceptionally low figure for a building of this type. Furthermore, the care home meets the GOLD level at the building level according to Miljöbyggnad 3.2, placing it at the forefront in terms of indoor climate, energy, and environment.

This project demonstrates how the right expertise and strong collaborations can enable the sustainable community properties of the future.
