One building will house the care home, while the other is intended for additional healthcare services, for which Hems\u00f6 is currently seeking tenants. The entire project has been characterised by a strong sustainability focus, aiming for dual certifications: Milj\u00f6byggnad GOLD level and the supplementary certification system NollCO\u2082. Nordnest has played a central role in the project as energy and sustainability managers, ensuring that the high climate ambitions are supported by robust and efficient technical design.<\/p>\n\n<p><strong>Challenges and Solutions<\/strong><\/p>\n\n<p>Meeting the requirements of two environmental certifications while maintaining functionality and quality requires close collaboration between engineering, architecture, and sustainability teams. One challenge was to combine climate-smart materials, local energy production, and low energy demand without compromising the building\u2019s long-term usability.<\/p>\n\n<p>Through early involvement and close coordination, the project team, with Nordnest playing a key role, has been able to deliver effective solutions, including:<\/p>\n\n<ul class=\"wp-block-list\">\n<li>Climate-smart and sustainable material choices<\/li>\n\n\n\n<li>Optimal technical system solutions for high energy performance<\/li>\n<\/ul>\n\n<p><strong>Results<\/strong><\/p>\n\n<p>According to the climate declaration\u2019s material scope and LCA stages A1\u2013A5, the climate impact was 162 kg CO\u2082e per m\u00b2 gross floor area\u2014an exceptionally low figure for a building of this type. Furthermore, the care home meets the GOLD level at the building level according to Milj\u00f6byggnad 3.2, placing it at the forefront in terms of indoor climate, energy, and environment.<br\/><br\/>This project demonstrates how the right expertise and strong collaborations can enable the sustainable community properties of the future. Nordnest has played a decisive role in translating ambitious environmental goals into a feasible and long-term sustainable construction.
